Terms of service

Last updated: July 17, 2026

The essentials in three points

1. Six month minimum. After that, month to month with 30 days notice.

2. Your domain, your content and your accounts are yours, always.

3. Prices in writing before we start. No hidden charges.

Welcome to sitio. These terms explain, in plain language, how we work. By hiring any sitio plan or service (“we,” “us”), you agree to these terms. If anything is unclear, ask before you sign. Straight numbers, long friendships.

1. Who we are

Sitio is an online web design studio operating out of Raleigh, North Carolina, serving the Burlington-Greensboro area. We build and manage websites, Google profiles, and ordering systems for local businesses.

2. Our services

Each plan (Personal, Presence, Growth, All-In, Partner) includes exactly what the Plans page lists at the time you sign up. The final scope, with your exact price, is confirmed in writing after your free analysis. Work outside the agreed scope is quoted separately before it happens.

3. Pricing and payment

Every plan has a one-time setup payment and a monthly fee. Published prices are “starting at” prices: your exact number comes from your free analysis and is fixed in writing. The monthly fee is billed each month on your signup date; when paying online, the first payment covers setup plus your first month. Different terms or amounts apply only when agreed in writing. If a payment fails, we notify you and retry; payments have a 5-day grace period, and from day 6 a late fee of $15 per day applies (see section 13). Monthly plans have an initial commitment of 6 months; after that you can renew for 12 or 36 months at your same rate. As our capacity fills, prices go up for new clients, never for you during your term: signing early locks your price. The setup payment is non-refundable once the design is approved and the build has started, because it covers work already done. You see your site live before paying the rest: if after the first design preview you decide not to continue, you only pay for the proportional work completed to that point.

4. What’s yours

Your domain, your content (text, photos, menus, brand), and the accounts that belong to your business (your Google profile, your social profiles, your ordering system) are in your name from day one. The domain is registered in your name, and your client manual explains step by step how to transfer it if you ever need to. If you cancel, you keep your domain, your content, your data, and your accounts; we hand over that access within 14 days. The design of the site itself remains sitio’s work (see section 5).

5. What’s ours

The internal systems, templates, components, and processes we use to build sites remain sitio’s property, and so does the design of your site: the layout, the styling, and the custom pieces we build. While your plan is active, you have a license to use that design; if you leave, the design stays with sitio. Your business data is yours and we treat it as confidential: what you share with us (menus, prices, numbers, customer information) is used only to do our work, and never shared or sold. For higher tiers that involve deeper business information, we can sign a mutual confidentiality agreement. We may show finished work in our portfolio and sales materials. If you’d rather your business not appear, tell us in writing and we’ll remove it.

6. Timelines and revisions

Most sites launch within 2 to 3 weeks of receiving your content. Every project includes three rounds of revisions on the initial design; extra rounds are quoted separately. Timelines depend on you delivering content and approvals on time; client delays extend the calendar at no penalty to sitio.

7. Cancellation

Monthly plans cancel with 30 days’ written notice once your initial commitment is complete (WhatsApp or email count). On cancellation, your domain, your content, your business data, and the accounts that belong to your business are yours; we hand over that access and export your content, and monthly services end at the close of the paid period. Site hosting transfers to your name or shuts down, your choice. The site design itself does not transfer (see section 5). We reserve the right to end service with 30 days’ notice, handing over everything that is yours.

8. Third-party services

Your site relies on third-party services. Depending on your plan, these can include Framer (hosting and publishing), Google (Business Profile, Maps, Analytics), Meta (Facebook, Instagram, WhatsApp Business), payment and ordering platforms such as Stripe, Square, Clover and Toast, domain registrars such as Hover and GoDaddy, and tools such as Canva, Calendly and Mailchimp. We don’t control their outages, price changes, or policies. We’ll flag any significant change and propose alternatives, but we’re not liable for third-party interruptions.

9. Advertising and promotion (forward notice)

In the future, sitio may offer paid advertising management (Google Ads, Meta, and similar) as an add-on service, always with your written budget approval and clear reporting on every dollar. We may also use general, anonymized client results (for example, “a local restaurant grew direct orders”) in our own promotion, never revealing private data or identifiable figures without permission.

10. Warranties and limits of liability

We promise professional, honest work. We can’t guarantee specific outcomes (Google rankings, order volume, or sales) because they depend on factors outside our control. Our total liability for any claim is limited to the amount you paid us in the 6 months before the claim. We’re not liable for indirect damages (lost profits, lost data, or reputational harm).

11. Responsibility for your content

You confirm that you own or are licensed to use all content you give us (text, photos, logos, menus, trademarks) and that your business complies with the laws that apply to it. You are responsible for the accuracy of prices, promotions, health or allergen information, and any claims about your products or services. We may decline or remove content that is illegal, misleading, or infringes third-party rights.

12. Indemnification

You agree to hold sitio, its owner, and its collaborators harmless from third-party claims, losses, or expenses (including reasonable legal fees) arising from your content, your products or services, or use of your site in violation of these terms.

13. Late payments and suspension

Monthly payments have a 5-day grace period. From day 6, a late fee of $15 per day applies until the account is current. If the balance is still unpaid a week after the grace period, we may pause the site and services until the balance and fees are paid. Before any pause we will always try to reach you first: WhatsApp, email, phone, even a visit. The first reactivation is free. We never delete anything without first offering to export your content.

14. Force majeure

We are not responsible for delays or failures caused by events beyond our reasonable control: third-party platform outages, natural disasters, power or internet failures, or acts of authority.

15. Dispute resolution

If something goes wrong, let’s talk first: we commit to trying to resolve any dispute in good faith for 30 days before any legal action. If unresolved, disputes will be brought before the courts of the State of North Carolina.

16. General provisions

These terms are the entire agreement between you and sitio for these services. If any part turns out to be invalid, the rest remains in force. Not enforcing something once does not waive our right to enforce it later. You may not assign this agreement without our written consent.

17. Governing law

These terms are governed by the laws of the State of North Carolina, USA. Any dispute will first be addressed through direct, good-faith conversation.

18. Changes to these terms

We may update these terms; significant changes are announced to active clients 30 days in advance. The current version always lives on this page.

19. Contact

Questions? Reach us by WhatsApp or email from the Contact page. We’d rather clear things up before they become problems.

20. Portfolio, photos, and future pricing

We may photograph and showcase the sites we build (never your private data) in sitio’s portfolio and social media; tell us in writing if you’d rather opt out. Photos we take for your site are yours to use freely for your business, and we may reuse them in our own materials. Our prices for new clients rise as our capacity fills; your rate stays locked during your term. And if something ever comes up that these terms don’t cover, we’ll handle it the way we work: talking first, in writing, and in good faith.
